This is a question that comes up a lot because we understand that no matter if you’re a commercial building owner or a homeowner the cost of a new roof is an important factor in the final decision. To simplify things let’s focus on the roof replacement cost for a private residence. A majority of homeowners have a pitched roof i.e shingles, slate, tile, metal, etc. The cost to replace a roof starts with the type of roof we will be installing because there are significant cost differences between all the roof types. Other factors that will drive the cost are the size of the roof, type & length of warranty coverage, the number of facets (i.e dormer roofs vs gable roof, valleys, flashing, eave, etc.), the amount of plywood decking replacement, replacement of the gutters & downspouts or not, etc. From our 50+ years in business it has been our experience that all roofs are a little different so it’s important that we treat them as such when we are providing a proposal. As a local reputable roofing contractor it’s important to us that we provide our customers with correct information. With that said the best thing is to have one of our estimators take a look and provide our recommendations.

That’s another question we get a lot from a lot of property managers and engineers that we work with. It’s a difficult question to provide a straightforward answer to because every property and every roof is different so the answer to this question depends on a laundry list of factors. First question is whether it’s a roof overlay or a full tear-off and what is the size of the roof. Other questions might be what is the type of roof (i.e asphaltic or single-ply), access & safety challenges, and the amount of facets (i.e curbs, flashing, full tapered or structurally sloped, etc.). Also, the type of warranty & length of coverage can influence the cost. The best thing to do is have one of our experienced estimators make a site visit, perform a complimentary inspection, and provide you a free roof estimate.  

Time can vary depending on the size and complexity of the roof. While we can't guarantee an exact timeframe because every residential & commercial roof is very different, we will provide you with a more accurate time frame within one day of conducting an inspection of your property. Our roofing crew strives to minimize disruption to your daily routine and complete the job as quickly as possible. However, If you need emergency services, you can expect our roofing crew to service your residential or commercial roof on the same day.
